TPO VS PVC – For Industrial Buildings

Both are single-ply membrane systems used on flat/low-slope roofs, but they perform very differently depending on your facility.

CORE DIFFERENCE

TPO (Thermoplastic Polyolefin) -> cost efficient, general purpose
PVC (Polyvinyl Chloride) -> chemical resistant, premium system

CHEMICAL RESISTANCE (BIGGEST DECIDER)

PVC = Clear winner

TPO is weaker in this area because it breaks down faster when exposed to animals fats, industrial chemicals, and rooftop exhaust discharge. However it is a great option for dry warehouses and distribution centers.

HEAT and UV PERFORMANCE

TPO
Highly reflective white membrane, reduces cooling costs, performs well in hot climates like Georgia and Florida.

PVC

PVC is also reflective. PVC is more stable long term (less degradation).

FIRE RESISTANCE

PVC = Superior

PVC is naturally fire resistant. This is important for many industrial facilities especially those in code heavy environments.

TPO

TPO meets code, but not as inherently resistant.

DURABILITY AND SEAMS

Both systems are heat-welded, but PVC is more flexible and handles movement better which creates stronger welds over time.

TPO is a lower upfront cost. This is the most common choice for large warehouses. PVC is typically 15-30% more expensive, but often has a lower lifecycle cost in harsh environments.

LIFESPAN

TPO 15-25 years depending on quality of membrane, installer quality, and conditions. PVC will typically last 20-30+ years. A bad install on PVC will still fail, so make sure you use a quality installer such as Whitco Roofing.
